A look at the land below.  Check out the various unique parcels offered, comprising about 54 acres.  All parcels are horse properties.  The entry gate and the powerful well are included on the land. There are always land parcels one can buy, but to get a contiguous collection of parcels like these, is a dream!  Some outlying land has no access, no utilities, no easements. Not many large parcels in this area have as much as this.   Previous owners had the forethought in planning to ensure access to all potential subdivided parcels .   People have NO idea how difficult some of these were to obtain.  Just one of the easements on the map below, the NW 10-acre parcel, took over four years to get through.  On the lower access road from Fleming Springs, along the 18 acre  parcel,  there are at least 6 electrical junction boxes around the area to service any future development.   There's a well that produces so many gallons-per-minute flow (over 60), that it needs a  pressure reducer!   The well was punched deep into the aquifer to tap into clear moving water.  Other wells in the area average 3-7 gallons per minute.   The sellers drilled extra deep and broke into the underground river aquifer for huge well pressures and purer water.  When it was tested, arsenic levels were very low.  Many wells in the area exceed 30 ppb of arsenic and some have had to purchase arsenic scrubbers to drop the levels. Property owners here have made sure that future buyers of luxury home sites, or ranches can reach their  property.  A Dream situation has been created. It's up to you, and your imagination, to see what you can do with it!
